It needs to be stated, not all roofs are made the same and not all roofers charge the same prices. There are many variables such as steepness of the roof, height off the ground, and complexity of the roof that can change the price. Products and warranties are also variables that will influence the price. A common rule of thumb used is a roof should be somewhere between $3.50 to $5.50 per square foot, or $350 to $550 per square. (1 square = 100sf)
Roofs are replaced on average between 15 to 25 years of age. There are newer roofing systems that will last upwards of 50 years. Many variables can affect how long a roofing system will last. We encourage property and business owners to research the products and warranties available to determine which options fit within their budgets.
Determining if a roof needs replaced cannot be done from the ground. We recommend having a qualified roofing company inspect the roof to determine the life left to the roofing system. Early signs that are visible to the property owner would be; finding excessive granule’s coming out of the down spouts, Seeing shinny spots (exposed fiberglass matting) through the roof, Missing or torn shingles, excessive staining which is usually more predominant on the North elevations, chimney flashing is pulling away from chimney.
Finding a local highly reputable roofing contractor in your area is a good start. When finding a local roofing company, investigate… google ratings, BBB, and a list of references are all key points in finding the right contractor. Companies with limited history or reviews are not recommended. Quality craftsmanship, materials, and warranties are key. We are aware of the importance of the ascetics. However, choosing to have your roof replaced is more than just appearance. A Quality roofer should be able to provide top tier warranty through a shingle manufacture. Warranties can vary greatly from company to company.
Most roof replacements can be accomplished in one day. Larger steeper roofs may take several days to complete. Having a good balance between speed and quality installation is key. The longer crew members have been working together the more efficient they can become.
Free! At least through us. Certain websites say you can pay anywhere between $118.00 to $294.00. That certainly should not be the case. Other companies may have a “free inspection” but may charge for a “roofers’ opinion”. A roofer’s opinion could consist of identifying a leak or a written general finding. At Conerstone Roofing we do not charge for either, nor do we believe in the practice to bait and switch.

A proper roof inspection will not only give a sense of the current roof’s condition but how it was installed initially. It’s not uncommon to see builder grade roofs with quality materials and a subpar install. A project consultant can guide you on a proper roof tune-up or an honest opinion on an estimated time for replacement. Your roof system may not leak now but, can suffer from vulnerable areas that need addressed before something catastrophic happens down the road.
